BTO Renovation Checklist 2026: What to Do the Moment You Get Your Keys
Getting your BTO keys is one of the most exciting moments in any Singaporean's life. It's also the start of a process that can feel overwhelming if you don't know the order of things.
After helping thousands of BTO homeowners renovate their flats, here's the exact sequence we recommend.
Step 1: HDB Defects Inspection (Day 1–7)
Before any renovation begins, inspect every inch of your flat and log all defects with HDB. Check walls for cracks, floor tiles for hollow spots, windows for leaks, and doors for alignment. HDB must rectify all defects at no cost — but only if reported within the defects liability period.
Step 2: Get Your Floor Plan
Request the as-built floor plan from HDB. You'll need this for every contractor you engage. It shows accurate room dimensions, the location of wet and dry risers, and beam positions.
Step 3: Decide Your Scope
Before getting any quotes, decide what you're renovating in this cycle. Common first-home priorities: kitchen carpentry, bedroom wardrobes, living room TV console and feature wall, and bathroom upgrades. Knowing your scope before you meet any contractor saves time and prevents upselling.
Step 4: Get at Least 3 Quotes
For carpentry, get quotes from at least 3 companies — ideally including one direct carpenter like HOBI. Compare itemised quotes, not just total prices. A lower total with fewer line items usually means something has been left out.
Step 5: Check HDB Renovation Rules
Some renovation works require HDB approval — hacking walls, installing grilles, and certain flooring changes. Your contractor should know these rules, but verify independently. HDB's website has an up-to-date list of approved and prohibited works.
Step 6: Sequence Your Contractors Correctly
The right sequence is: hacking and masonry first, electrical and plumbing second, carpentry third, painting fourth, and installation of appliances and fixtures last. Getting this wrong causes costly rework.
Step 7: Set a Realistic Timeline
A typical BTO renovation takes 6–10 weeks from start of works to move-in ready. Carpentry alone takes 3–4 weeks from confirmation to installation. Factor in lead times before booking.
