BTO Renovation Guide: What to Do First When You Get Your Keys
Collecting your BTO keys is one of the most exciting days you will experience as a Singapore homeowner. It can also be overwhelming β suddenly there are dozens of decisions and contractors calling. Here is a calm, structured guide.
Step 1: Do the HDB Defect Check First
Before any renovation planning, do a thorough defect inspection. HDB provides a 1-year defect liability period where legitimate defects are rectified at no cost. Check: hairline cracks in walls and ceilings, doors that do not close properly, water seepage, hollow-sounding tiles, faulty electrical points, and plumbing leaks. Document everything with photos. Do not begin renovation works until defects in your renovation areas are rectified.
Step 2: Wait 3 Months (HDB Rule)
HDB requires a 3-month waiting period before renovation works can commence. Use this time well β finalise your interior design direction, shortlist contractors, get quotes, and select materials. By the time you can start, you will be ready to go immediately.
Step 3: Set Your Budget Before Talking to Contractors
Decide your total renovation budget first. General guide: 3-room BTO: $30,000β$50,000; 4-room: $40,000β$65,000; 5-room: $55,000β$85,000. These cover carpentry, flooring, tiling, painting, lighting, and electrical. Appliances and furniture are additional.
Step 4: Prioritise Your Spending
Spend most on permanent fixed elements that cannot easily be changed later: kitchen cabinets, wardrobes, bathroom tiles, flooring. Curtains, soft furnishings, and artwork can be upgraded affordably over time.
Step 5: Plan for the Unexpected
Set aside 10β15% of your budget as contingency. Even well-planned renovations encounter unexpected issues β hidden wiring problems, material discontinuations, scope additions that only become apparent once walls are opened.
