Condo Renovation Singapore: What You Must Know Before Starting
Condo renovations involve the Management Corporation Strata Title (MCST), adding a layer of process that HDB renovations do not have. Here is what to prepare for.
MCST Approval
Before starting any renovation, submit an application to your MCST. You typically need: renovation plans, contractor details and insurance documents, list of works, and estimated dates. Most MCSTs charge a refundable deposit ($1,000–$3,000) held against common area damage. They also require contractors to carry work injury compensation insurance. Processing varies from 3 business days to 3 weeks — factor this into your timeline.
Common Condo-Specific Restrictions
- Floor loading limits: Relevant if installing heavy stone countertops or thick flooring
- Wet works restrictions: Some older condos limit full bathroom waterproofing hacks to protect units below
- External works: Any change visible from outside (windows, unit door, external paint) requires MCST approval and must conform to approved palettes
- Acoustic flooring requirements: Many MCSTs require a minimum acoustic impact rating for new floor finishes to protect neighbours below
Renovation Hours
Align with HDB rules (9am–6pm weekdays, 9am–1pm Saturdays) but your MCST may be more restrictive. Check your condo's house rules before committing to a timeline.
Informing Neighbours
It is considerate — and practically wise — to notify neighbours above, below, and on both sides before renovation starts. This reduces complaints and maintains goodwill.
