How to Choose a Renovation Contractor in Singapore: 10 Things to Check

Choosing a renovation contractor is one of the most consequential decisions you will make as a homeowner. Here is a systematic checklist.

1. Check HDB Registration. For HDB works, contractors must be registered under HDB's Registered Renovation Contractor (RRC) scheme. Verify at hdb.gov.sg.
2. Verify BizSafe Status. BizSafe Level 3+ certification means the contractor has a proper workplace safety management system.
3. Check Past Work. Ask for a portfolio with projects similar to your scope. Ask if you can visit a completed project or speak with a past client.
4. Read Google Reviews Carefully. Look for patterns — recurring mentions of delays, communication issues, or sloppy workmanship. Pay attention to 3-star reviews; they often contain the most useful information.
5. Get an Itemised Quotation. Any vague lump-sum quote is a red flag. A professional quote specifies brand and model of materials, dimensions, inclusions and exclusions, payment schedule, and warranty terms.
6. Ask About Sub-contractors. Ask who handles electrical, plumbing, and tiling — and whether they are directly managed. Poor sub-contractor management causes most delays.
7. Check the Workmanship Warranty. Reputable contractors offer at least 12 months; better ones offer 1–5 years. Ask specifically what is covered.
8. Understand the Payment Schedule. Progress-based payment is standard. Be wary of contractors requesting more than 20% upfront. Never pay the full sum until the handover walkthrough is complete.
9. Meet the Project Manager. The salesperson is often not the person managing your renovation. Meet the project manager directly and discuss expectations.
10. Trust Your Communication Read. If they are slow to respond or evasive before you sign, it will be worse during the project. Communication quality during sales predicts communication quality during renovation.
