Resale HDB Renovation: How to Transform an Older Flat on a Smart Budget

Resale HDB flats present a unique challenge: the previous owners may have renovated to their own taste, leaving a mix of things worth keeping, things worth upgrading, and things that need replacing. A strategic approach gives you a home you love without wasteful spending.

What Can You Keep?

  • Floor tiles in good condition — relaying tiles is expensive; if existing tiles are level, clean, and uncracked, consider overlaying with new tiles or vinyl
  • Kitchen cabinets with solid carcases but dated door fronts — replacing only the door fronts and countertop is far more economical than full cabinet replacement
  • Functional bathrooms without waterproofing issues — a cosmetic refresh (new vanity, new fixtures, new paint) is significantly cheaper than a full hack and redo
  • Doors in good condition — new doors add surprisingly little resale value versus their cost

What Usually Needs to Go

Old kitchen cabinets with particleboard carcases. Particleboard in Singapore's humidity typically shows significant moisture damage, swelling, and delamination after 10+ years. If the kitchen is older than 10–15 years, replacement is usually warranted. Original bathroom waterproofing in older flats. Flats more than 15 years old that have never been renovated likely have waterproofing at or past the end of its effective life. Proactive renewal is far cheaper than repairing damage after a leak. Old electrical wiring. HDB flats built before 2000 often have wiring that may not support today's power demands (multiple aircons, induction cooktops). Have a licensed electrician assess the distribution board.

Cosmetic vs Structural Renovation

For resale flats in good structural condition, a targeted cosmetic renovation (kitchen replacement, new flooring over existing tiles, fresh paint, updated lighting) can transform a home at 30–40% of the cost of a full gut renovation. Ask: "Is this problem structural, or just dated?" A dark timber laminate kitchen from 2010 may be functionally sound — replacing door fronts, adding new hardware, and installing a new countertop can modernise it at a fraction of full replacement cost.

  • Cosmetic refresh (paint, lighting, curtains, furniture): $10,000–$20,000
  • Partial renovation (kitchen + bathrooms + flooring): $30,000–$55,000
  • Full renovation of an older resale flat: $60,000–$100,000+
